If you need a mortgage...
As part of your mortgage application your bank will charge you for a property valuation. It’s important for you to know that the purpose of the resulting document is simply to satisfy the bank that in the event of your mortgage default, they will get their money back. It offers you no information or protection from either a financial or a health and safety point of view. For example, blocked drains, would not be flagged in a bank valuation report.

Cash buyers often benefit from the assistance that a Home Buyer Report or Building Survey can give. As part of the budgeting process, a professional report is invaluable and often gives highly useful information as part of the negotiation process. Alternatively, just ask for a valuation and we will let you know if there is anything significant to worry about and what the professional thinks is the market value and a rebuilding cost for insurance purposes.

Basic valuation
- Akin to a mortgage valuation, this report will simply confirm whether the price you have indicated you are happy to pay is in the right ball park. It would rarely take more than half an hour to inspect.
Nothing else, unless it materially affects a mortgage risk. Did you know that banks also sometimes commission a ‘drive by’, literally a quick drive past to assess the very basic details and verify that the address actually exists in the form mentioned on the application form. This takes about ten minute or so.
Home Buyer Report
- Much more in-depth, you’ll get to know the condition of all things important to your new home. From bathroom to kitchen to electrics and boiler, you’ll receive peace of mind or confirmation of suspicion, either way an invaluable aid to your decision-making process. The HBR is a relatively new RICS developed report that offers much more depth than a Home Condition Report and bank or basic valuation. The traffic light system adopted here, makes clear and easy reading and often adds the benefit of a negotiating tool to ensure that your move is as happy and stress-free as it can be. Allow a couple of hours for inspection and a couple of days or so for the report to be issued. Includes a market valuation and insurance valaution too.
Building Survey - Sometimes known as a full structural survey, this is a most in-depth report. For period and non-standard construction properties as a general rule. One of our surveyors will speak to each client who requests a building survey, because more often than or not, a homebuyer report will cover it - we will help you decide.
