Basic valuation (Level 1) - The Esurveyors Valuation Report can be used for various purposes, including the government help to buy scheme (paying off whether selling or not), or for shared ownership purposes where a RICS valuation is needed before you sell or if you are looking to buy more shares (otherwise known as "staircasing"). We are very familiar with Target HCA requirements and have completed many valuations for various housing associations.
It can also be used for tax purposes, whether that be inheritance tax or capital gains tax.
They have been used to prove an individuals worth in immigration cases. For use by politicians showing the value of a second home.
Valuations can be for separation purposes. Call for advice as to the options available but always consider legal advice, however amicable it may seem.
Cash buyers may also opt for a valuation report, just to see whether the purchase price indicated is in the right ball park. We carry out valuations for companies that are looking to buy properties quickly and need information immediately in order to make a cash offer / quick purchase. It reassures the seller that the offer is based on accurate findings and that the buyer is serious about the purchase.
Auction properties may not allow time for full surveys, so a valuation report may be able to give enough information to make an informed decision. Testing for dampness, checking the roof space for serious issues and multiple brief checks with a view to providing a basic list of essential repairs if any are found.

HomeBuyer Report (Level 2 Survey) - Much more in-depth, you’ll get to know the condition of all things important to your new home. From bathroom to kitchen to electrics and boiler, you’ll receive peace of mind or confirmation of suspicion, either way an invaluable aid to your decision-making process. The HBR is an RICS developed report that offers much more depth than a Home Condition Report and bank / basic valuation. The traffic light system adopted here, makes clear and easy reading and often adds the benefit of a negotiating tool to ensure that your move is as happy and stress-free as it can be. Allow a couple of hours or so for inspection and a few days or so for the report to be issued. If its in poor condition it may take a little longer. It can also include a market valuation and insurance valuation too. *
Building Survey (Level 3 Survey) - Sometimes known as a full structural survey, this is a most in-depth report. For period and non-standard construction properties as a general rule. It can also include a market valuation and insurance valuation too. *
